PROJECTS GOING ON NOW AND UPCOMING IN OUR COMMUNITY
Co-Owner Unit updates (Exterior):
Condos in Courts A, B, C, and D were painted in 2015
Condos in Courts E, F, and 3 street condos were painted in 2017
Condos in Courts G, H, J, K, L, M, and 3 street condos will be completed this year. This completes the exterior building painting project. The buildings will be on a painting maintenance schedule.
Brick repair has been and will be an ongoing maintenance project.
The tennis court have been repainted and the nets are installed. The tennis courts can be used until the middle of November. The pole lights maintenance will be in the next budget. In the meantime, tennis can be played during daylight hours only.
18 more boxwoods were transplanted around the pool railing, added with weed barrier and small and over sized rocks.
The pool railing was power washed and painted.
Key fobs have been replaced and updated
A solar powered motion detector light has been installed and security cameras maintained.
Club House Renovation:
A new cleaning service has been hired to clean the first floor and lower level of the clubhouse.
The light switches have been updated, and lights have been changed to energy efficient LED lighting.
The gas powered fireplace has been repaired and the chimney will be repaired before the end of 2018.
New furniture, tables and chairs will be purchased before the end of 2018.
The clubhouse is available for rentals. The maximum capacity for the main floor is 75 persons, and the lower level has a 25 person maximum. Each floor has to rented separately, or in conjunction with each other. Contact the property management company for more detailed information.
The lower level hallway floor has been retiled with porcelain tile similar to the flooring in the main room.
The Games Room has been repainted.
The wooden balconies, stairway, and swing set were power washed and stained.
The board will review and consider additional lighting in the parking lot for next year.
Common and Limited Common Areas Update:
Two areas around the pool have been landscaped with ornamental grasses, flowering perennials, colorful annuals, and solar powered spotlights.
Landscaped areas along Moon Lake Road and the islands at both entrances have been updated with weed barrier, flowering perennials and colorful annuals.
Many tall pine trees were cut down, tree stumps were ground, fallen willow trees were removed, branches were trimmed, weeds removed, and 10 areas in the lawn were re-seeded with Kentucky Bluegrass seed.
Six additional bat houses will be installed along the east perimeter of the property in 2018.
The board will review and consider installing new secured key-lock mailboxes with parcel post compartments and outgoing mailbox compartments that are on a pedestal that is secured in concrete next year.
The board will review and consider updating the monuments and landscape at the east and west entrances next year.
The board will review landscaping in the islands in Courts A, C, D, E, F, G, H, J, K, L, and the clubhouse parking lot next year.
An update on the unwanted grasses growing around the pond and Moon Lake will be reviewed and considered by the board.
The board is currently accepting bids from lawn and landscaping companies.
Select snow plow will be servicing Moon Lake this winter.
Drains and the Rouge River Watershed:
The common grounds and limited common grounds will be professionally surveyed by a civil engineer to determine the drainage needs in Moon Lake, both of the ponds, the culverts, street storm drains, eaves troughs and drain spouts before the end of 2018.
The street catch basins are scheduled to be inspected for proper drainage.
Cold patching will be completed by the end of 2018.
The board will review and consider a road resurfacing project, including 2 additional visitor parking areas for the street condos next year.
